1. The Free Consultation & Market Analysis
Do you have questions about current market conditions and what your home is worth? No worries! I am here to provide that information at no cost or obligation to you. It is always best to do a walk through of the home to see it in the eyes of a buyer. This allows me to dive into comparable sales in the area to give you the most accurate market analysis possible for your home.
2. The Prep Phase: Staging, Photos, Video, 3D Tour
If you don't know the current buyer trends, no problem! I will help you showcase your home and let you know what can be done to make it as appealing as possible to buyers coming through the door. In the digital age it is more important than ever to capture the attentions of the buyers. We spare no expense on marketing and use professional photographers, videographers, and 3D tours to make sure your home gets in front of the largest audience.
3. Coming Soon Marketing
We don't wait until your home is on the market to start promoting it. We like having momentum and getting the ball rolling behind the scenes to drum up interest. This involves a "coming soon" sign for anyone driving by and getting "coming soon" status on Zillow where we know the majority of buyers start their homes search. Another crazy concept in this day and age is we pick up the phone and reach out to agents in the area who have worked with qualified buyers to let them know we have a fantastic new home they might be interested in.
4. On the Market
It is all about global exposure with local knowledge. Your home will be promoted through social media channels, print and digital advertising, as well as to our very own agent network. Success starts with thorough communication. While your home is listed you will get weekly updates on market conditions and internet traffic. I personally reach out to each showing to see if there is anything we can do to procure an offer from the buyer. Of course getting the offer is just the start. We guide you safely to the closing table buyer helping you negotiate the inspection items, oversee the buyer' loan process, meet the appraiser, and coordinate with the closing attorney. It is our hope our relationship doesn't end with the sale but that it is just the beginning!
